Saskatoon Real Estate up 25% over one year ago

Written by Marc on March 29th, 2007 with no comments

Statistics released recently show that the average listing price of a house on the real estate market using the multiple listing service (on the web: mls.ca) is up 25% over last year.  That makes Saskatoon the third highest gain in Canada, behind both Edmonton and Calgary.

To give you an idea of what this would mean as a return, consider this example:

Last February, you bought a home for $200,000 CDN, putting down a 25% down payment (that would be $50,000).  In March of 2007, you turn around and sell the home for a 25% profit on your purchase price (that would be $250.000.)  You would make $50,000 CDN profit (not included fees, taxes, etc.) giving you a whopping 100% …

Quick flipping tip #1 – Add a dishwasher to increase the value of the property

Written by Marc on March 25th, 2007 with no comments

In this day and age, most people do not have enough time to do the dishes.  When renovating a property that you are going to flip, add a dishwasher to the kitchen area to increase the value of the property.  You do not need to spend a lot of money on the dishwasher (think $200 to $300), but it will add a few thousand dollars to the value of the home.

Where to find online businesses for sale: Part 1

Written by Marc on March 22nd, 2007 with no comments

I get a lot of questions as to where to buy established online businesses.  I am talking about real, established online businesses, not some unreasonable eBay site for sale.  Take a look at these sites:

DigitalPoint Forums

The forums on the DigitalPoint website are full of experienced webmasters offering their knowledge, expertise, and their sites for sale.  You can buy sites and domains for as little as a couple of dollars up to thousands of dollars.  I find that most of the sales are legitimate, and that sellers are happy to provide proof of revenue, traffic, etc.  Check them out.

SitePoint Forums

This is also another forum where webmasters hang out.  Their auction system for site sales is a little better than …

Hidden Income Opportunities: Part 1

Written by Marc on March 19th, 2007 with no comments

When you are out looking at rental properties, be sure to look for hidden income opportunities that would make a good investment a great one.  Some examples of these hidden gems are below.

  1. Garage

Most people assume that when they rent a house, the garage is part of the deal.  What you should really be considering is renting the garage as a separate unit.  Typically a garage can rent for $50 or more.  Many people use garage rentals as a place to store vehicles in the winter, storage (as it is usually cheaper than self storage), a place to store their boat, etc.  If you want to make sure that you have it rented all the time, get your tenant to …

LCD, Plasma and High Definition Installation and Training Opportunity

Written by Marc on March 16th, 2007 with no comments

With all the new televisions on the market such as LCD and plasma, consumers are now in the dark on has to hook up and operate their television.  No longer can they just hook up their rabbit ears and watch TV, those simple days are gone.

This lack of knowledge creates a great opportunity for entrepreneurs to install these new televisions in people’s homes.  Installing these televisions in customers homes is also a great opportunity for selling additional accessories that would go with their new tv.  Such items as component and HDMI video cables, surge protectors, UPS (uninterruptible power supplies), and wall mounts are items that are usually required when installing the television in a home.  If they do not …

Saskatchewan Businesses for Sale – Where to find them online

Written by Marc on March 15th, 2007 with no comments

If you are looking to buy an established business in Saskatchewan, take a look online.  It is a lot easier than calling up a realtor or trying to find listings for them in the paper.

I would suggest checking out pin.ca.  Here you can find businesses for sale in Saskatchewan, and the rest of the provinces in Canada.  Also, there are business listings for companies for sale in the United States as well.  You can find the price, details of the sale, and pertinent contact information.  So far, this has been the most complete website I have seen for businesses for sale in Canada.

Be sure to do your due diligence on any business you …

Provide a delivery service for Costco customers

Written by Marc on March 14th, 2007 with no comments

If you haven?t ever had a chance to shop in a Costco Wholesale warehouse, take the time to check them out. They are a large membership based retailer with over 500 warehouses. They sell food, furniture, appliances, sheds, trailers, hot tubs, etc. For a lot of these big items, members (customers) put them on a cart and pull them through the till. Most of the larger items sold at Costco require a truck to take home and some customers don?t have one. They need the item delivered ? and Costco does not provide that service.

That is where you step in.

Providing a delivery service to the customers of a company with $50 billion dollars in sales …

Minimize your risk by investing in multi-unit rental properties

Written by Marc on March 12th, 2007 with no comments

Some people consider real estate investing risky. Others consider it crazy. If you want to minimize your risk consider investing in multi-unit rental properties.

Why multi-unit rental properties?

1. Consistent rental income

If you are renting out a multi-unit building, chances are that at any given point it will not be completely vacant. Sure, some of the units may have no tenants, but you will still be getting rental income from some of the units. Compared to a single unit rental property (if you have no tenants, there is no rent collected) this should minimize the risk and the carrying costs should one of the units be empty. If you factored in some vacancy allowance into your …

The Cost of Job Incompetence

Written by Marc on March 10th, 2007 with 1 comment

As a business owner or entrepreneur, you hire employees to do a good job and help free up your time to make more money. From time to time, you may hire or promote someone that cannot perform their duties appropriately, or lack the competence for the position they have been assigned.

This lack of competence can affect your bottom line by lost sales, lost profit, and customer dissatisfaction. As soon as this problem has been identified, it must be dealt with immediately: either through retraining or job reassignment (through possible demotion or termination.)

An Example of the Cost of Job Competence:

Consider that you own a computer store. A customer decides to purchase a laptop. Arriving at …

Online Real Estate Listings in Canada

Written by Marc on March 8th, 2007 with no comments

If you are looking for online resources to find homes for sale in Canada, or real estate for sale in Saskatoon (my home town), you should take a look at the following sites:

  1. Multiple listing service
Here you can find residential homes for sale in Canada. They show the price, some pictures, and also provide you with contact information regarding the realtor in charge of marketing the propery. It is a good place to start.
  2. Canadian Commercial Property Listings
Here you can find commercial real estate properties such as appartments, businesses, commercial buildings and office space. Just like MLS.ca, they provide some details, price, and contact information for the realtor of the property.
  3. Sask Houses
You can find homes for …
