Why I Love Online Business

I recently was hanging out in a forum online where I came across an offer for complete websites – domain name, hosting, promotion, and updates with fresh content for $5 per site per year.

What really gets me excited is this:

I have to earn less than two cents per day to break even

Except for the Internet, I don’t believe anywhere else in the world there is the opportunity to have a complete business for two cents per day.  Chance are that there should be no problem earning two cents per day. 

If you look at it from the other perspective – how much could I reasonably make in a month – that is where I get really excited.  If the site made just ten cents per day, after one year, your cash on cash return (percentage return based on cash invested) would be:

Set Priorities to Increase Productivity

Sitting here tonight I realize one thing:  I am not getting enough done in a day.  The reason:  no focus.

If you feel the same, you are not alone.  I find one of the most challenging thing being an entrepreneur, you need to set targets or goals for your day and work towards them.  Unlike a traditional job where someone gives you some tasks to do, you are on your own.

If you look at my past few days, you will see I have been a whirlwind of activity:  creating content for websites, blog posting, contributing to forums, looking at investment properties, looking at websites to invest in, marketing, etc.  If I would have had defined tasks or goals to achieve, I could have attained better results.

For the websites I manage, I have come up with a simple two day rotation:

  1. Create content
  2. Market the sites

Take advantage of a booming market – using your home to get you into real estate investing

A booming market can present some interesting investing opportunities.  If you are fortunate to have bought your home before the boom began, it has increased in value.  This increase in value could allow you to purchase some investment property. Consider the following example:

Rob and Barb bought their house just a year ago, in Saskatoon.  He put $10,000 down on a $70,000 home.  After the first year, their remaining mortgage is $55,000.  During the past year, they did some repairs to their home.  Recently, their home was appraised at $90,000.  If they sell their home, they would end up with $35,000 (not including fees and taxes due to the sale of their home).  Looking in the real estate listings at mls.ca, they find a duplex for sale at $120,000.  If they put $30,000 down (and save $5000 for repairs), they will have a $90,000 mortgage.  They rent the other side of the duplex out …

Saskatoon Real Estate up 25% over one year ago

Statistics released recently show that the average listing price of a house on the real estate market using the multiple listing service (on the web: mls.ca) is up 25% over last year.  That makes Saskatoon the third highest gain in Canada, behind both Edmonton and Calgary.

To give you an idea of what this would mean as a return, consider this example:

Last February, you bought a home for $200,000 CDN, putting down a 25% down payment (that would be $50,000).  In March of 2007, you turn around and sell the home for a 25% profit on your purchase price (that would be $250.000.)  You would make $50,000 CDN profit (not included fees, taxes, etc.) giving you a whopping 100% cash on cash return.

Quick flipping tip #1 – Add a dishwasher to increase the value of the property

In this day and age, most people do not have enough time to do the dishes.  When renovating a property that you are going to flip, add a dishwasher to the kitchen area to increase the value of the property.  You do not need to spend a lot of money on the dishwasher (think $200 to $300), but it will add a few thousand dollars to the value of the home.

Where to find online businesses for sale: Part 1

I get a lot of questions as to where to buy established online businesses.  I am talking about real, established online businesses, not some unreasonable eBay site for sale.  Take a look at these sites:

DigitalPoint Forums

The forums on the DigitalPoint website are full of experienced webmasters offering their knowledge, expertise, and their sites for sale.  You can buy sites and domains for as little as a couple of dollars up to thousands of dollars.  I find that most of the sales are legitimate, and that sellers are happy to provide proof of revenue, traffic, etc.  Check them out.

SitePoint Forums

This is also another forum where webmasters hang out.  Their auction system for site sales is a little better than DigitalPoint as you can see the current high bid easily.  Again, sites go for as little as a few dollars up to thousands of dollars.

When you are out looking at rental properties, be sure to look for hidden income opportunities that would make a good investment a great one.  Some examples of these hidden gems are below.

  1. Garage

    Most people assume that when they rent a house, the garage is part of the deal.  What you should really be considering is renting the garage as a separate unit.  Typically a garage can rent for $50 or more.  Many people use garage rentals as a place to store vehicles in the winter, storage (as it is usually cheaper than self storage), a place to store their boat, etc.  If you want to make sure that you have it rented all the time, get your tenant to sign a one-year lease, and make sure it expires in the winter.  Don’t forget to charge your tenant a damage deposit for the garage as well.

Saskatchewan Businesses for Sale – Where to find them online

If you are looking to buy an established business in Saskatchewan, take a look online.  It is a lot easier than calling up a realtor or trying to find listings for them in the paper.

I would suggest checking out pin.ca.  Here you can find businesses for sale in Saskatchewan, and the rest of the provinces in Canada.  Also, there are business listings for companies for sale in the United States as well.  You can find the price, details of the sale, and pertinent contact information.  So far, this has been the most complete website I have seen for businesses for sale in Canada.

Be sure to do your due diligence on any business you are considering buying – whether it be from this website or from any other source.

Provide a delivery service for Costco customers

If you haven?t ever had a chance to shop in a Costco Wholesale warehouse, take the time to check them out. They are a large membership based retailer with over 500 warehouses. They sell food, furniture, appliances, sheds, trailers, hot tubs, etc. For a lot of these big items, members (customers) put them on a cart and pull them through the till. Most of the larger items sold at Costco require a truck to take home and some customers don?t have one. They need the item delivered ? and Costco does not provide that service.

That is where you step in.
